<p>For an in-city trek try the  Discovery Park Hike where you can enjoy  a walk in the forest, thru the meadows, on the beach, and along the cliffs that offer an extraordinary vantage of Puget Sound.<br />
We love the Mounaineers club because they offer great monthly suggestions and guides for hiking and climbing- in city and in the mountains!</p>

<p>We love to explore the Pike Place Market where there are so many hidden gems.  I am sure it will pop up again as one of  the reasons to live in Seattle .<br />
One of our fave places, of the dozens of great choices, is the Market Grill- a little counter with a handful of stools and the best Salmon sandwich in town!</p>

In the mood for spring? Go to the arboretum and catch a few glimpses of the beginning of spring.<br />

			<content:encoded><![CDATA[<p>This graph shows some of the basic dynamics of todays in-city market.  For this graph I chose Central, NW, &amp; NE Seattle, and this shows the number of active listings, &#8220;pending sales&#8221;, and closed sales for the time period.</p>

<p>As you can see, number of homes on the market is quite low, as is typical for this time of year.  You can also see that buyers are buying: last year at this time there were roughly 50% more homes on the market, yet buyers purchased fewer- this shows that the buyer demand is high.  Current active listings are either poorly presented and over-priced, or they are selling quickly.</p>
<p>What does this mean?  If you are thinking of selling, this is a very good time.  If you are buying, you need to be ready to compete with other buyers.  Prospective sellers: make the property shine, and price realistically.  Buyers: Get pre-approved by your lender before looking seriously.</p>
